Elphinstone Place Felled By Credit Crunch

By far the biggest victim of the collapse of property developer City Lofts, looks like being the proposed 134 metre tall tower in Scotland, Elphinstone Place.
Originally developed by the Glaswegian property company it takes its name after, the scheme has been designed by Cooper Cromar who have worked on the project ever since it was called the Trinity Towers.
Elphinstone however, were not a large enough company to progress with the scheme on their own, even at the peak of the property cycle, and were only able to clear the site before they had to start looking for a partner in the joint venture.
City Lofts stepped in and with a successful track record of developments from Salford to Cardiff it looked like the scheme might finally progress. Unfortunately for Cooper Cromar rumours soon flew that they had been dropped for City Lofts regular architect, Conran & Partners and that the tower was being scaled down to perhaps 25 floors from a previous 39.
This doesn't mean that the tower is completely, totally off. City Lofts complex financing arrangements saw specific companies made for each of their developments, and in this case the vehicle is City Lofts St Vincent which has not gone to the wall.
Finance for the proposals are being handled by bankers Lehman who in the current climate of doom and gloom are unlikely to give them a penny. What happens next is anyone's guess, but the strategically placed plot that Elphinstone Place would have stood on will be much in demand from other developers making it likely the site will be sold on and something different, some day at least, will go up in its place.
For Glasgow overall, the outlook is rather more positive. Lacking the the oversaturation of city centre apartments that places like Leeds are plagued with , it missed out on the boom so is unlikely to be hit so hard by the bust.
