Given the furore about the planned Ealing Leaf, and how its hobbled planned successor is still whipping up controversy you might have thought this was enough to put any developer off proposing something else tall for the area, but with some big plans for Dickens Yard off Broadway St George are definitely not intimidated.
The sizeable scheme will sit just south of the main railway line going through London's Ealing, replacing what is currently a drab sixties office block and two large car parks plus a few buildings that front onto New Broadway itself allowing it to slot into the existing town centre.
Designed by John Thompson & Partners the proposal features no less than seven buildings with 210 affordable apartments and 698 residential units in total, this will constitute the bulk of the internal accommodation.
In addition to the main residential component there will also be 139 square metres of space for a couple of offices, a 940 square metre spa and 325 square metres for community use.
Also included in the scheme is 9,040 square metres of retail space which will help transform it into a major shopping venue for the area that combined with the plans for the Leaf should completely overhaul the existing feel of b-grade retail that Ealing suffers from. Parking space is located in two basement levels under the scheme.
The interlinked residential blocks are each laid along a north south axis with the tallest of the buildings Block C reaching 14 storeys and Block D hitting 12 storeys in the very centre of the plot.
One of the most noticeable improvements that the scheme will be the creation of a new town square bounding onto New Broadway to the immediate west of the church,Christ the Saviour giving the listed building some 30 metres of breathing space. This will also create one of the two main routes north from New Broadway into the development.
How the scheme gets on with the local council is anyone's guess as there will be other issues at play besides the actual quality and merits of the scheme. Some locals are bound to be very vocal in their opposition, and eager to turn it into a political issue that could be used to threaten
