A planning application has finally been filed with the London Borough of Tower Hamlets to redevelop one of the key sites on the eastern fringe of the City of London, Goodmans Fields.

Near Aldgate and bounded by Alie Street and Hooper Street, the redevelopment of the currently brownfield 2.90 hectare site has been designed by Lifschutz Davidson Sandilands.

Their job has been made a whole lot easier by the fact it already has outline planning permission for 53,000 square metres of residential accommodation and 82,000 square metres of office space.

The proposals will see all the existing buildings on site with the exception of 75 Leman Street demolished and replaced by a development that features -

824 residential apartments of which 118 will be socially rented, 127 for classified intermediate and the remaining 578 will be privately owned.

Accommodation for 661 students. The eastern fringe is proving popular with them, enough so that a 105 metre tall student development is under construction nearby on Middlesex Street.

8,945 square metres of mixed ground use ranging from retail to office to leisure space.

A new 361 bedroom hotel.

199 car parking spaces, ten percent will be for disabled use. 2710 bike spaces and parking for 35 motorbikes is also provided.

Large amounts of landscaped public, and private space, totaling 10,222 square metres in all. Park Square on the north eastern part of the site is aimed specifically for ball games whilst Town Square on the western side will be as its name suggests, a civic space. To the south is Garden Square, aimed being filled more with greenery and utilized as an occasional exhibition area.

The scheme is split basically into five blocks although these consist of a number of separate buildings that are physically joined together and it's hoped, will combine with Aldgate to form an emerging cluster.

For example the North West Block has Towers 1 and 2 of 68 and 77 metres in height. The tallest block is on the North East where Tower 3 rises to approximately 87 metres in height, a little over 3 metres taller than the neighbouring Tower 4. Towers 5 and 6 are about 77 metres and 74 metres tall.

Helpfully the towers are planned partly to act as markers for the public spaces. The logic is that if you want to enjoy the outdoors simply walk towards one and you will find one of the public areas presenting itself to you.

The architect has designed the scheme with a heavy use of red brick above the largely fully glazed ground floor giving it a warehouse feel on the shorter blocks. The towers will be clad in steel and glass making them more high-tech in feel.

Hot on the heels of their victory with the Doon Street Tower public inquiry Lifschutz Davidson Sandilands will be hoping they can get this one through the planning system too, and with a much less protracted journey this time.

Despite the credit crunch, the relative tall building boom Southampton is experiencing could continue with plans to redevelop the old Meridan TV Studios in the city.

Developer Oakdene Homes hopes to build a 27 storey tower on the plot rising to approximately 90 metres in height making it the tallest building in Southampton and 8 metres more than the recently approved buildings at Woolston Riverside.
